How It Works
Already in the Price You See
The GST/HST new housing rebate returns part of the federal tax paid on a newly built home. Every price shown on this site for a qualifying home already has the rebate applied, so the figure on the listing is the figure you pay. Where a home qualifies, its card says so.
A home qualifies when
- The home is newly built and has never been occupied.
- It has never been rented to a tenant.
- It has never been listed on Airbnb or any other short-term rental.
- The agreement of purchase and sale is signed before the deadline.
It does not when
- Someone has already lived in the home, even briefly.
- The home has been rented or short-term listed.
- The agreement is signed after the deadline, regardless of closing date.
A small number of our built homes fall outside the rebate for these reasons. Those listings show a single price and carry no rebate badge.
Buying Pre-Construction

It is easy to assume the rebate only applies to a home you can walk through. It does not. Roughly 160 homesites in the Vineyard and Lake Collections are raw land right now, and every one of them is eligible so long as the agreement is signed before March 31, 2027.
